Epic's free sample project showing how the city from The Matrix Awakens: An Unreal Engine 5 Experience was built: a full city with buildings, drivable vehicles and MetaHuman-based crowds, demonstrating World Partition, Nanite, Lumen, Chaos, Mass AI, Niagara, MetaSounds and Temporal Super Resolution. Delivered as an Unreal project through Fab. Three extracted packs (Buildings, Vehicles, Crowds) are also on Fab separately and are marked UE-only.
- Contents: the full city project; from 5.8 it is built in-engine with the PCG framework and includes the CitySamplePCG plugin with building primitives and examples for building cities through the Unreal MCP server
- Sub-packs: City Sample Buildings (over 2,000 modular modules, UE 5.0 – 5.4), City Sample Vehicles (13 drivable vehicles, UE 5.0 – 5.3) and City Sample Crowds (MetaHuman-adapted crowd characters and wardrobe, UE 5.0 – 5.3). Use them when you need only part of the city
- UE versions: the main listing's "Unreal Engine versions" field read 5.0 – 5.8 on 2026-10-13 (last update August 27, 2026); the sub-packs stop at 5.3 or 5.4 as listed above
- Licence: all four listings use the Fab Standard License, free on both tiers. The three sub-pack descriptions state "UE-Only Content - Licensed for Use Only with Unreal Engine-based Products"; the main City Sample description does not. Since the sub-packs are extracted from the same project, treat the whole city as Unreal-only until Epic says otherwise.
engine_lock is omitted only because the main listing does not carry the line; kept at needs-review for that open question
- Redistribution: this is Epic content and may not be redistributed in source form or committed to a public repository. Epic's content licence says you "may not Distribute Licensed Content in source format to third parties except to employees, affiliates, and contractors who are utilizing the Licensed Content in good faith to develop a Project on your behalf"
- Gotchas: the full project is a very large download and is built for high-end hardware; grab a sub-pack instead if you only need buildings, cars or crowd characters. The sub-packs have not been updated past UE 5.3 or 5.4, so check they open in your engine version before relying on them
- Live Fab listing (2026-10-13): "License terms" "Standard License"; both Personal and Professional tiers priced at 0 USD; "Unreal Engine versions" "5.0 – 5.8"; no "UE-Only Content" line in the description
- Same listing description (2026-10-13): "It consists of a city, complete with buildings, vehicles, and crowds of MetaHuman characters."; "With 5.8, we added our building primitives and examples that allow LLMs to build cities using the Unreal MCP server."
- Live City Sample Buildings, Vehicles and Crowds listings (2026-10-13): each description ends "UE-Only Content - Licensed for Use Only with Unreal Engine-based Products"; each lists "License terms" "Standard License"
- Live Fab EULA Standard License summary (2026-10-13): "Use the assets commercially or privately"; "You are not required to give credit to the publisher you acquired the Fab asset from"
- Live Unreal Engine content licence (2026-10-13): "you may not Distribute Licensed Content in source format to third parties except to employees, affiliates, and contractors who are utilizing the Licensed Content in good faith to develop a Project on your behalf"
